    I’m a realtor and I work with a lot of home inspectors. I’m not sure what goes into getting the license, but $200/ hr sounds pretty good to me (It may be more where you live). The trick is to get in good with the realtors in your area. Where I’m from we can’t refer an inspector, but we can give our clients a list and I have certain inspectors that go on the top of my list because they do a great job.

    Where I live in New York, you need 140 hrs of study time, not the on-line courses you hear about.
    A typical course here is about 3 months long, and it costs up to $4,000 for the course, plus $200 for the license.
    You need to learn first, zoning laws, and the rest is the typical inspection walkthrough in roofing, electrical, mold, water damage. Starting salary here is about $15 an hr if you work for the city, but you can make much more if you have some money set aside for the marketing of your business.
